How to Ensure Your Rental Unit Doesn’t Collect Bed Bugs

When you own a rental property, whether it’s a vacation rental or just a normal rental, you need to keep the bed bugs out. When bed bugs get in, they can be difficult to get rid of and they can cause all kinds of issues. 

Keeping your tenants informed of what to look for and having regular inspections done can help you keep the bed bugs out. Here are some of the things you can do to keep this issue at bay.

1. Look for signs of infestation

Bed bug infestation in rentals can be identified through several telltale signs. When looking around, check for evidence of scurrying, scratching, and scratching noises on walls and ceilings as well as hearing gnawing or squeaking noises; look out for any evidence of fecal matter resembling spots near kitchen cabinets or appliances; also, check crumbs that resemble fecal matter (commonly found around these areas).

Examine bedding, mattresses, and box springs closely for signs of bed bug infestation. If encasements exist that claim to prevent an outbreak of bed bugs, make sure they bear this labeling.

2. Check for cracks and crevices

As soon as a tenant reports a bed bug infestation, it is vital that their landlord immediately inspect and treat the affected unit to prevent their spread. A clause in your lease agreement could also enable residents to withhold payment until your landlord has addressed their concerns.

Make sure that new tenants sign a bed bug disclosure statement upon moving into your property, which should inform them if there were no bed bugs present at turnover and any history of infestations in that space.

3. Look for bedbug eggs

At first glance, each apartment in a multi-family building may seem to exist on its own island; however, bed bugs travel between units by taking advantage of cracks, pipes, and spaces around furniture joints and outlets to gain entry.

Infestations are easily spread via luggage, backpacks, clothing, or furniture that has already become infected; or by moving horizontally and vertically through buildings where one unit has already become infested.

4.  Check for bedbug bites

Bedbug bites can be uncomfortable and easily mistaken for mosquito bites, making it important that tenants notify their landlords as soon as they experience bedbug bites in order to effectively eradicate an infestation. They should then adhere to any instructions given in order to reduce further bed bug activity and help eliminate its presence from their rental unit.

Landlords are responsible for maintaining their buildings, including pest control. Bedbugs can be found not only in beds but also on other furniture (in seams or tufts), dressers, closets, clutter, and any other hiding places in which tenants keep things.

Some cities and states mandate landlords disclose any known bed bug issues to prospective renters, giving those considering leasing the space the chance to opt out of signing any lease deal if bed bug infestation issues become an issue.
